When You Need A Home Inspection Orange County Professionals Do Just Call Them

By Helen Bailey

Both sides of the sale of a house need specific information about the condition of that structure. The seller must tell the buyer if there are termites and some other pests present If that person does not know, the inspection can tell them. The buyer wants to know about other issues that may not be evident with a brief glance. This can all be accomplished by hiring the home inspection Orange County requires to be conducted.

You will find that, in Orange County, there are quite of few of these inspectors around. They all have worked in one of the construction trades and are familiar with all building codes and regulations. They may be working together or it could be an individual operating on his own. They have a list of things to look at and will spend anywhere from two to five hours there, depending on the size of the structure.

Each space, interior, and exterior are looked at by each inspector, however, the order in which they are examined will differ. Some will start at the top, on the roof and check for loose and ineffective fasteners and shingles. Some will start in the basement, but all of them will check everything they are suppose to plus whatever else you are concerned about.

The attic may be next and will be checked for proper insulation and any molds present. Checking into the presence of moisture will help identify potential for molds and also is used to verify the lack of vapor barriers from the house. Looking at the vents from underneath the roof will also help in knowing whether there is leaking present. This is all good to know stuff.

Basements or crawl spaces should be dry, if not clean. Moisture and or standing water could mean leaking walls of pipes. All of these pipes are checked to ensure and predict the expectant remaining life. Molds will need to be examined and should be dealt with by the seller before the sale can continue.

The heating and any air conditioning system will need to b looked at. The system cleanliness is a great thing to ascertain. It will be handy for both parties to know whether it is sealed and not leaking any gas or allowing any smoke to enter the home. The registers will be examined to find any damage that could be a problem later on.

Other items can be checked, such as all appliances, the water heater and washer and dryer if it to be sold with the house. These inspectors will check everything that makes the house comfortable to live in. They check things that tell whether the house is up to code and anything else you, as the seller or buyer, wants to be checked. Other items that need attention are all window frames and the condition of floors in kitchens and bathrooms. This is due to the possible presence of mold or insects getting into the house from these prime locations.

It does not matter which party orders the inspection. Often they both do or the insurance company might. In some cases, the realtor will order this. The more inspections, the better all parties are as they can compare and contrast them for the best picture of an investment, for the buyer that will be the largest they will make for a long time.
